DC Health Headquarters Building

The next phase of the development is a 230,000 SF, LEED Gold office building including 7,000 SF of ground-floor retail. This will be the new headquarters building for the District of Columbia’s – DC Health. The headquarters is under construction now and is expected to deliver in Q4 of 2023

Milestone Dates:
  • Building Core and Shell is projected to be completed by December 2023
  • Final Completion of all construction activities is projected to be done by January 2024.
  • September 2022. Superstructure is projected to be completed by December 2022.
Quarter 1 2022 – Construction January 2022 – March 2022
  • Excavation – Started on January 7th,  80% complete by the end of March
  • Support of Excavation (SOE) – All steel piles have been installed and installation of the wood lagging and tiebacks has started. Tie backs are 85% completed.  Monitors have been placed on all piles and the adjacent DC Lottery Building to monitor movement. 
  • Excavation work is approximately 90% complete.
  • Concrete – Started and is being performed by Blackwood, a local Ward 8 CBE Subcontractor.  This work is broken up into eight pours or sections. Concrete foundation work is expected to be completed in December 2022, roughly 36 weeks.
  • Waterproofing – Started being performed by Forsythe a Ward 7 CBE Subcontractor.  50% completed by the end of March 2022.
Quarter 2 2022 – Construction Update April 2022 – June 2022.
  • Tower Crane will be erected first week of April 15th. 
  • Underground MEP  – 100% Complete April 2022 thru May2022
  • Excavation Work Completed on April 28th.
  • Foundation Waterproofing along walls 80% complete.
  • P3 Slab on grade is 95% poured, this is the lowest level of the 3-story underground garage.
  • P3 Columns and Foundations Walls are 95% complete
  • P2 Deck is 85% complete, this is the intermediate level of the 3-story underground garage.
  • P1 Deck is 40% Poured.
  • Excavation of the Level 1 Slab on Grade started late June.
Quarter 3  July 2022 – September 2022
  • Building Core and Shell is projected to be completed by December 2023
  • Final Completion of all construction activities is projected to be done by January 2024.
  • September 2022. Superstructure is projected to be completed by December 2022.
Quarter 4 October 2022 – December 2022
  • The structural concrete for the Superstructure (Levels 1-7, and Penthouse) has been completed with the exception of two sections on Levels 4 and at the Penthouse. The last two remaining sections will be poured on Saturday January 14th, 2023. With eh completion of the structure construction activities will focus on the building envelope to get the building watertight, followed by the interior framing and rough-in activities.
  • Building Envelope activities have started. The architectural precast panels are being installed on the north and west elevations, W Street and Railroad Avenue, respectively. Glazing panels will start to be install late January / Early February.
  • Mechanical, Electrical, Plumbing – Ducts, conduit and piping are being roughed in from ground floor up and are currently up to Level 3.
